TAPS Termite Team

Protecting the home’s structure was the first critical step, and the TAPS Termite team led the way with a thorough inspection and targeted treatments. They uncovered drywood termite activity in key areas such as the PGE closet and balcony supports, applying localized foam and topical solutions to eliminate infestations and prevent future damage. From the front entrance and garage trim to the siding, chimney, and balcony, damaged wood was carefully removed and replaced, treated with anti-fungal primers, and reinforced with protective flashing. Beyond termites, the team addressed extensive fungus and dry rot across the property, working closely with general contractors to ensure every repair was done properly and fully up to code.

SNC Construction

When we uncovered significant dry rot at Carriage Lamp, SNC Construction stepped in to bring the home back to strength. They carefully removed damaged areas, replaced floor joists with solid Douglas fir lumber, and reinforced the structure with new blocking and hardware. To ensure durability, every joist extending onto the deck was treated with antifungal protection. Once the structure was secure, they installed fresh sheetrock, matched the textures seamlessly, and coordinated permits and multiple inspections, all completed to full code compliance. 

Votaw Customs

To elevate the home’s everyday comfort and appeal, Matt Votaw, the general contractor, focused on the finishing touches that make a big difference. They installed a new sliding mirror closet door, updated faucets and drains in the master bathroom, and replaced worn hinges across multiple doors. Their team added trim work, fixed cabinet details, refreshed lighting and smoke detectors, and even cleaned the front gate and awning. These thoughtful updates created a polished, move-in-ready feel that perfectly complemented the larger renovations.

Hernandez Painting

Benjamin and David brought new life to the home with extensive interior and exterior updates. They repainted bedrooms, bathrooms, and living spaces with fresh, modern colors, while repairing drywall and ceiling damage to restore a flawless finish. Trim, casings, and baseboards were refreshed throughout, and the exterior received attention with a repainted deck and walls. To complete the transformation, they pressure-washed the walkways, patios, and driveway, leaving the entire property with a crisp, polished look inside and out.

Off Price Carpets

To enhance comfort and style, we have our amazing vendor, Off Price Carpets, installed over 1,000 sq. ft. of plush new carpet throughout the upstairs living areas, including the master suite, bedrooms, closets, hallway, and stairs. With upgraded padding, careful removal of the old flooring, and precise stair installation, they delivered a fresh, updated look that added warmth and move-in-ready appeal to the home.

Morazan Roofing

Morazan Roofing tackled critical repairs by installing new flashing to divert water, securing and sealing lifted roof-to-wall connections, and adding rubber collars for extra durability. They finished by coating flashings with weather-resistant paint and replacing damaged siding and trim around the chimney. Their craftsmanship not only safeguarded the home from future leaks but also gave the exterior a clean, well-finished look.

Robles Landscaping

Jesus and his team gave the exterior a complete refresh, transforming the yard into a clean, inviting space. They handled pruning and clean-up, laid down weed-prevention fabric, added river rock to the front and side yards, and spread four yards of rich mahogany bark. The result was a polished, low-maintenance landscape that boosted curb appeal and welcomed buyers from the very first glance.
